To make applications by students easier we have now added this property application form.

Please only apply for a property after viewing. No applications will be quantified without this process

The Preamble:

This application form does not in any way form part of any legal document or tenancy agreement.

Michael G. Lewis & Son will not be liable for any expenses incurred by applicants on account of the property being let, sold or withdrawn from the market.

The completion of this on-line application does not give or imply that consent to the proposed letting will be given

I/We confirm that the information supplied by me/us is, to the best of my /our knowledge and belief, true and accurate.

I/We have no objection to Michael G. Lewis & Son verifying this information by whatever means necessary.

We understand that a draft copy of the tenancy is available for inspection during normal business hours of the Landlord’s Agents, Michael G. Lewis & Son. This is for the purpose of understanding the terms and conditions that we will be legally bound by, should we accept the Tenancy.

On signing the tenancy Agreement we confirm that we shall pay to Michael G. Lewis & Son, the damage deposit bond, plus Michael G. Lewis & Son’s agency administration of £84 (inc vat). This sum is per tenant.

The first month’s rent must be paid one month prior to the commencement of the tenancy

Each Student must have guarantor that will be party to the tenancy. This person will have to guarantee the actions of you as an individual. The Guarantor agreement is attached for completion and signature and should be returned with the application

The deposit/bond paid will be as a whole and made up of individual proportions, which will be returned at the end of the tenancy pro rata. The holding and use of the deposit will be contained in the tenancy agreement and will be held subject to the rules of Tenancy Deposit Scheme run by The Dispute Service.

We confirm that Michael G. Lewis & Son may pass information contained in this application form to Utility companies and other persons authorised under the Data Protection Act 1998 when the tenancy has been signed

Please complete for each person to occupy "Joint & Several Liability" Where the "Tenant" consists of more than one person they have a Joint and Several Liability under the tenancy agreement (This means that they will be each liable for all sums due under the agreement, not just liable for a proportionate part of the rent - ie if one tenant fails to pay their proportion of the contractual rent, the other Tenants are obliged to pay the difference or if one person breaches the terms of the tenancy , it will be deemed you have all breached the terms of tenancy.

I/we understand that a draft tenancy is available to read during the normal business hours of MGLS. This is for the pupose of understanding the terms of tenancy I/we will be bound by should 1/we accept the tenancy. On signing the tenancy I/we agree to pay a damage deposit and an administration fee. The first month's rent must be in cleared funds prior to the tenancy comencement date. The damage depsoit will be made up of individual parts, but treated as a contractual sum and will be subject to the terms of tenancy and held under The Tenancy Deposit Scheme conditions. The details contained in this application form are held under the Data Protection Act 1988 and may be passed to the landlord accordingly.
