Tenant Find

We offer landlords, a “let Only” service, where, we only act in the initial stages of the letting process.

We understand that there are many landlords in the market place, who do not use the services of a management agent to look after the day to day tasks, but who would use an agent to initially find a tenant and obtain references and draft the legal tenancy documentation.

We are more than happy to assist in this capacity, and as such outline our services accordingly.

Marketing

Our applicant base is supplied via this site plus as we advertise through Findaproperty.com and Primelocation.com we are able to provide 27/7 marketing of your property. We also are able to provide paper based advert through the local property guide – Findaproperty, for those without Internet access.

Our initial actions is that of inspecting the property to obtain accurate details for marketing.

We prepare in-house detail sheets for walk-in enquirers

Viewings / Applications

We only undertake accompanied viewings .

Persons wishing to apply for the property can obtain application forms in a number of ways, in person, at the time of viewing or later at our office. Via our on-line application system, where they can also pay for the referencing charges via Paypal or request a form to be sent either by email or post.

On receipt of completed forms, the applicants are referenced via Letsure.

Acceptance and Tenancy

Following the referencing process, we would consult with our client landlord for confirmation to complete the tenancy, also seeking confirmation that the property is ready for occupation

Once agreed, we would arrange with the tenant to sign the tenancy in our office and provide the finance to complete the transaction and arrange how future rents are to be paid.

The Future

Landlords can always look to us to manage their property at a later date or ask us to assist in issuing certain documents, such as a Section 8, or Section 21 Notice for possession etc.
