Initial Appraisal
We will make an initial appraisal of the property and will verbally give you our findings along with and recommendations or points to assist you in finding a suitable tenant for the property.
We will then write you with our full terms of business, which includes details on Safety Regulations and a property information form. If you are in agreement, you will need to return one copy duly completed and signed
Prior to marketing we will require the EPC or Energy Performance Certificate, if you have not commissioned one we can ask our provider, Footprint, to do thisfor you, there will be a small administration charge on top of the cost of the EPC.
Marketing
We will then prepare the property details, take suitable photograghs for internet marketing which will be on the following sites

However, if you wish the property to be paper based marketed as well, there will be a charge per insertion in the Property Guide – Findaproperty
Viewings
All viewings are accompanied and application forms are also available at this stage.
A prospective tenant may wish to think about applying then come back to us for application forms
Referencing
Once we are in receipt of fully completed application forms, we will submit these on-line to LETSURE, who will seek credit and other references. The process can take two or three days to fully complete, although the basic credit information is available immediately. References are made available to you for your decision and we are able to advise on suitability of an individual application if you wish.
Pre-Tenancy Requirements
Prior to the signing of the tenancy, we will require the safety certificates for the electric and gas, if instructed we shall prepare the schedule of condition/inventory or if outsourced, we would require this as soon as possible.
Completion of Tenancy
Once we are in a position to prepare the tenancy, we shall arrange for the the tenant to come to our office to read and agree terms of tenancy prior to signing. The tenant must pay the bond on signing and the initial month’s rent (if a delayed commencement, then the rent would be paid in cleared funds before the release of the keys.
A copy of the tenancy is held on file for future use.
The tenant will also be given a standing order, gas certificate and inventory, or as required/applicable
