Let only

We can offer a “let only” service, where we undertake to find a tenant, obtain references through MARAS, draft the tenancy agreement and collect the initial rent and deposit. We then hand the property back to you for you to collect the rent and manage the letting yourself.

When dealing with the letting as part of the management service, we undertake the same process as for let only, but deal with the day to day management arrangements for a fee.

Our applicant base is supplied via this site plus as we advertise through Findaproperty.com and Primelocation.com we are able to provide 27/7 marketing of your property. We also are able to provide paper based advert through the local property guide – Findaproperty, for those without internet access.

We reference applicants though MARAS a complete referencing service.

The applicant pays for the cost of the referencing, so this is not added to the landlord’s account.

The tenancy we most widely use is the Assured Shorthold. As standard we create it for a minimum period of six months, and thereafter on a monthly periodic basis. By agreement between the parties, we can create the tenancy for longer or shorter depending on requirements.

The deposit taken will be reflected by the rent and is usually one month’s rent, plus £100.00. This does vary though property to property.

If on a let only, we will try to arrange that the rent is paid by standing order to the Landlord’s bank. However, we cannot force a tenant to pay by this method. It is imperative that the Landlord contacts the Tenant to confirm the method of future payments.

As a company we are unable to guarantee future rental payments. However, by the way of Rent Guarantee insurance provided by MARAS, the Landlord can be protected – Suitable referencing and policy required.

Although we have standard terms of business for let only and letting and management, we try to cater for the needs of individual clients, and therefore, we can agree on the level of service required, this may also include Rent Collection. Please contact us to discuss your specific requirements .
