Our Agency comes in two parts - Let Only and Letting and Management
Let only
We offer a "let only" service, where we undertake just to find a tenant, obtain references through MARAS, draft the tenancy agreement and collect the initial rent and deposit. We then hand the property back to you for you to collect the rent and manage the letting
When dealing with the letting as part of the management service, we undertake the same process as for let only, but we do not hand the property over and add a charge for management.

We reference applicants though a referencing agency. More information of the checks undertaken click MARAS
The applicant pays for the cost of the referencing, so this is not added to the landlord's account.
The tenancy we most widely use is the Assured Shorthold. We, as standard create it for a minimum period of six months, and thereafter on a monthly periodic basis. By agreement between the parties, we can create the tenancy for longer.
The deposit taken will be reflected by the rent and is usually one month's rent, plus £50.00. This does vary though property to property.
If on a let only, we will try to arrange that the rent is paid by standing order to the Landlord's bank. However, we cannot force a tenant to pay by this method. It is imperative that the Landlord contacts the Tenant to confirm the method of future payments.
As a company we are unable to guarantee future rental payments. However, by the way of Rent Guarantee insurance provided by MARAS, the Landlord can be protected - Suitable referencing and policy required.
