The Letting Process
The Landlord's perspective
Once we have had the opportunity to appraise your property, we will confirm our terms in writing to you. You have the opportunity to read these terms prior to signing them. Once signed you will be bound by contract .
We will then commence to market the property, which will entail photographing the property and preparing brief details for the website and property detail sheets.
We will arrange accompanied viewing with applicants and those who are interested, will apply by formal application form to enable us to obtain references through MARAS.
Once these have been collated, we can liaise with you over selection. The agreed applicant will then be contacted to arrange to sign the tenancy documents and pay the associated monies.
We will, if instructed prepare the schedule of condition, arrange for the safety check to be carried out in readiness for the commencement of the tenancy.
Once all the information is in place and that we have a signed tenancy agreement and cleared effects from the tenant, keys will be passed over and the property is now let.
The Applicant/Tenant's perspective
Following being interested in one of more of our properties, you will be asked to arrange an appointment during normal office hours to view. If you are then interested in taking one of them, you will be given an application form, one for each applicant.
On the return of the completed form(s) we will require a charge of £30.00 (per applicant) for the referencing process. As we are charged by the referencing company and have to provide some administration, we regret that we are unable to refund this charge if you withdraw from the property or fail to be selected as a tenant.
All applications are strictly subject to contract. The application form does not form any part of a legal contract or imply that consent to the proposed tenancy will be given. Independent legal advice should always be sought before entering into any tenancy agreement, as you will be legally responsible to abide by the terms of tenancy (including rent) once the document is signed and dated.
Once we have been instructed to accept your application, we will contact you to arrange to sign the tenancy agreement. We will need at least a week's window in order that we can organise for the safety certificates and other matters to be attended to.
When you come to our office to sign the tenancy, you will need to bring with you cleared effects (that is either a banker's draft or cash) for the initial payments. Unfortunately, we do not have card facilities. If you are paying by personal cheque, we will not be able to hand over the keys until this has cleared. Please do not ask for them, they will not be given .
You will also have (if we have been instructed to prepare) a Schedule of Condition. This is important, as you will need to check the property against this for any mistakes or omissions. This will for the basis of your check out and if not returned in a reasonable time after occupation, will be used to assess the property for unfair wear and tear. This might affect the return of the deposit/bond at the end of the tenancy.
