Whether you are studying at Swansea University or Swansea Metropolitan University you will be looking for accommodation at some point in your term here in Swansea.
We only have accommodation that has full HMO status in the Castle and Uplands Wards. These standards on Health and Safety are very strict.
Properties have to have suitable fire precautions in place as well has gas and electrical test certificates which are available for inspection by tenants and local authority.
Being tenants in a multi occupied property can be fun, but you have a duty placed upon you not to cause a nuisance or damage your accommodation.

Only you are able to to deal with the “In-House” affairs, you should start an action plan and stick to it

Waste Management
When you sign the tenancy it will be on a “Joint and Several Liability” which is detailed here:
Where the tenant consists of more than one person they have joint and several liability under this agreement (this means that they will be each liable for all sums due under the agreement, not just liable for a proportionate part). i.e. If one tenant fails to pay their proportion the other occupants are obliged to pay the difference or if one person breaches the terms of the tenancy it will be deemed you have all breach the terms of tenancy
So when you sign the tenancy you will be bound by the terms, not only for rent, but actions too
We only let properties to groups rather than individual tenants when dealing with student accommodation, for the main reason that it is very difficult to lay blame on an individual in common areas – so therefore you are all responsible to ensure that the property and tenancy runs smoothly
Part of the tenancy terms relate to an understanding of standards and behaviour of the tenants and you will need to sign a “Declaration of Understanding”

Waste Management
The arrangements for waste storage, collection and recycling have been explained to me as set out below and I understand them.
Non-recycling waste to be placed for collection in black refuse sacks only.
Recycling waste, namely cans, bottles and paper should be placed in green refuse bags. Recycling waste is collected fortnightly
Refuse sacks must be placed at the kerbside in front of the property no earlier than 7.00pm the night before collection.
Collection of non-recycling waste is collected on a Wednesday
No refuse sacks nor any other type of waste must accumulate in front gardens before collection. They must be stored to the rear of the property in the facility provided by the landlord.
Only normal household waste may be disposed of within a refuse sack. Do Not dispose oil, grease, asbestos, clinical waste, building waste or garden waste in this manner. For advice on how these and bulky items may be disposed of, the contact number is 635600
Anti-Social Behaviour
The requirements relating to anti-social behaviour as set out below have been explained to me and I understand them.
What may constitute anti-social behaviour.
The standard of behaviour expected
The consequence of anti-social behaviour including formal action by the police, Education body or Local Authority.

Improving relations between tenants, landlords and the local community
Tenants should:
Report any repairs promptly and allow reasonable access for inspection, repair and viewing
Behave in a reasonable and courteous manner with due consideration for neighbours and other residents in the area
Be aware of the area in which they live and the balance between tenants, owner-occupiers and the wider community
Ensure no undue disturbance is caused, particularly at night
Take care of the property, its furniture and equipment
Treat fire detection and protection equipment responsibly
Bag domestic rubbish and leave for collection in the appropriate place on the appropriate day
Maintain the property in a clean and tidy condition, including garden and yard areas
